How It Works

The 12-Week
Dream Home System

How Plymouth County families move into their custom home in 8–12 weeks — while Mike handles every detail from design to keys.

The Mechanism

The reason BMB can deliver in 8–12 weeks isn't a gimmick — it's an engineering decision. Your home's modules are precision-built in a climate-controlled factory while Mike simultaneously prepares your site: foundation poured, permits pulled, utilities roughed in, engineering signed off. Traditional builders do those steps one after another. We run them in parallel. That single structural difference is what turns a 12-month project into a 12-week move-in.

The 5 Steps

From your first phone call to the day you move in. Here's exactly what happens — and who handles what.

Step 1  ·  ~2 Weeks
Design Your Dream Home

We start with your free consultation where you share your vision. From there, we create 100% custom modular plans for approximately $2,500 — versus $20,000–$30,000 for traditional architectural plans. Your exact floor plan, not a cookie-cutter layout. Open kitchens, ideal bedrooms, energy features — whatever your family needs.

Lock In Your Price and Timeline

You receive a transparent, detailed quote covering every line item — design, permits, site work, foundation, crane, factory build, assembly, and final inspection — with zero hidden costs. Your price and your 8–12 week timeline are locked in writing before we start anything.

Step 3  ·  ~4–6 Weeks
Factory Build + Site Prep Simultaneously

This is where the 12-week magic happens. While your custom home modules are precision-built in a climate-controlled factory — stronger, more consistent, with no weather delays — we simultaneously prepare your site: foundation, permits, utilities, engineering. Traditional builders do these sequentially. We do them in parallel.

Step 4  ·  ~1 Week
Delivery, Crane Set, and Assembly

Your completed modules arrive on-site and are craned into place in a single day. It's the most dramatic part of the process — and one of the most satisfying to watch. From there, our crew handles all connections, finish work, utilities hookup, exterior detailing, and any final custom touches.

Final Inspection and Move-In Day

Final walk-through with you. Mike addresses any punch list items. Certificate of occupancy issued. Keys in hand. You move into your forever home — often while neighbors with traditional builds are still months away from framing.

Common Questions
Process FAQ

If you're wondering how it works in practice, you're not alone. Here are the questions we hear most.

Land (or we can discuss land purchase), a budget range, and a general idea of what you want. That's it. We handle the rest — design, permitting, engineering, factory coordination, site prep, and everything in between. The free consultation is where we figure out what's possible for your specific situation.
Changes to modular plans need to be finalized before the factory order is placed — that's Step 2. After that, we can handle site-side changes. Mike walks you through what's flexible and what's fixed before anything gets locked in. That conversation happens at the quote stage, so there are no surprises later.
Fully handled by Mike. He's been building on the South Shore for 40+ years and has personal relationships with inspectors across Plymouth County. That's not a marketing line — it means your permits move faster, your inspections are scheduled without friction, and Mike knows exactly what each town requires before we start. You don't make a single call.
No. Mike sends updates throughout the build. You're welcome on-site any time — and Step 4 (crane day) is something most clients make a point to watch, because it's genuinely impressive. But you're never needed to manage anything. That's the whole point of having one GC run the entire project.
Mike walks through the home with you before final sign-off. Nothing is closed out until you're satisfied. If there's a punch list, it gets addressed — that's Step 5, and it's not a checkbox formality. Mike's been doing this since the 1960s in a community where everybody knows everybody. His reputation depends on you being happy when you close.
